Flood vs. Water Damage: What Homeowners Insurance Usually Covers

Florida homeowners often learn the difference between flood and water damage at the worst time. Always read your own policy, but these are the general rules.

Water damage from inside the home

Sudden and accidental events, such as a burst supply line or a failed water heater, are often covered by standard homeowners policies. Damage from slow, long-term leaks or lack of maintenance is often excluded.

Flood

Rising water from outside, such as storm surge or overflowing bodies of water, is usually excluded from standard homeowners policies. Flood coverage typically comes from a separate flood policy, through the National Flood Insurance Program or a private insurer.

Wind-driven rain

Rain entering through storm damage to the roof or windows is handled differently from flooding. Hurricane deductibles may apply.

What to do either way

  • Document everything with photos and video before cleanup.
  • Report the claim promptly.
  • Start water removal and drying quickly to limit further damage, and keep receipts.
